Victory at Verrado 55+ Community: What Buyers Need to Know
October 6, 2026

If you are considering a home in Victory at Verrado, you probably have questions.
Is Victory really 55+? What does it cost to live there? Are there additional taxes or fees? Do you have to join the golf club? Can you buy a new construction home if you are under 55?
After years of working with buyers and sellers throughout the West Valley, we have found that many of the same questions come up again and again.
So we put together our Victory at Verrado Buyer Q&A to give you a straightforward look at what you should know before purchasing a home.
1. Do You Have to Be 55 to Buy a Home in Victory at Verrado?
No.
This is one of the biggest misconceptions about Victory.
Buyers can purchase certain new construction homes beginning at age 45. Buyers under 55 may also be able to purchase a resale home by requesting a variance under the community’s 80/20 rule, subject to the current community requirements and approval.
So if you are in your 40s or early 50s and love the Victory lifestyle, don’t automatically assume you cannot buy there.
It is worth understanding the current age restrictions and options before ruling the community out.
2. Is Victory at Verrado in a CFD? What Is a CFD?
Yes. Victory at Verrado is located within a Community Facilities District, commonly called a CFD.
A Community Facilities District is a special-purpose public taxing district that helps finance and build public infrastructure such as roads, water systems and parks.
In addition to the CFD, buyers should understand the various community fees associated with owning a home in Victory.
As of September 2026, the Victory Community Enhancement Fee is 0.65% of the gross sales price plus $500.
Because fees and assessments can change, buyers should always verify the current amounts and applicable charges when purchasing.
For more information about CFDs, the City of Buckeye provides additional information on its website.
3. What Are the HOA Fees in Victory at Verrado?
As of September 2026, homeowners pay both the Verrado HOA and the Victory HOA.
Verrado HOA: $146 per month
Victory HOA: $112 per month
Combined: $258 per month
HOA fees help support the community and its amenities, maintenance and services.
When comparing homes in Victory, we recommend looking beyond the purchase price and considering the total cost of ownership, including HOA fees, property taxes, utilities, insurance and any other community-related costs.
4. Can You Have Visitors Under 18 in Victory?
Yes, but because Victory is an age-restricted community, there are specific rules regarding younger residents and overnight guests.
Individuals under 19 are subject to a cumulative limit of 90 days of overnight stays per calendar year.
There is also an allowance under the community’s age-restriction guidelines for up to 20% of occupied homes to be inhabited by households where no resident is 55 or older, subject to the applicable rules.
If you regularly have children or grandchildren visiting, we recommend understanding the current rules before purchasing so there are no surprises later.
5. Does Victory at Verrado Have a Clubhouse?
Absolutely. And the Victory Club is one of the major reasons people choose this community.
The Victory Club is a 35,000-square-foot resort-style facility positioned high on a hill with expansive views toward the valley and the White Tank Mountains.
Amenities include:
- Three resort-style pools
- A lap pool
- Pickleball courts
- Tennis courts
- Fitness and wellness facilities
- Approximately 7,000 square feet of gym and fitness space
- Spa
- Sports den
- Craft studio
- Social spaces and community activities
And because Victory is part of Verrado, residents also have access to the broader Verrado community amenities.
For many buyers, the appeal isn’t simply owning a home. It is having a lifestyle built around recreation, wellness, social connection and the outdoors.
6. Are They Still Building New Homes in Victory?
Yes.
Victory continues to offer new construction, with builders including:
David Weekley Homes
William Ryan Homes
K. Hovnanian’s
New construction can be particularly appealing for buyers who want the ability to select finishes, personalize certain features and purchase a home with modern construction and design.
However, we always recommend comparing new construction with the resale market.
A resale home may offer a finished backyard, mature landscaping, upgrades, solar, a pool or other improvements that can make the overall value very different from a base-price new build.
7. Why Do People Choose Victory at Verrado?
For us, the answer is simple:
Victory offers a resort lifestyle in the Arizona desert.
You have the White Tank Mountain views, golf, pools, fitness, pickleball, trails, restaurants and social opportunities, all within a community designed around an active lifestyle.
But there is something else buyers often mention after spending time here.
The people.
Victory has a strong social atmosphere. Residents often know their neighbors, participate in clubs and activities, and enjoy spending time outside their homes.
It feels less like simply buying a house and more like becoming part of a community.
For seasonal residents and second-home buyers, that lifestyle can be particularly appealing.
8. What Communities Are Similar to Victory at Verrado?
Victory is unique, but there are several other Arizona communities buyers often consider when comparing active-adult and resort-style lifestyles.
Some of the communities we hear about include:
- Sterling Grove
- Wickenburg Ranch
- Trilogy at Verde River
- Tonto Verde
- Sun City Festival
- Cantamia at Estrella Mountain
Each community has a different personality, price range, location, amenities and golf experience.
The right choice really depends on what matters most to you.
Do you want mountain views? Golf? A newer home? A social community? A larger lot? A resort-style clubhouse? Proximity to Phoenix? Or a particular price point?
That’s where comparing communities side by side becomes helpful.
9. How Big Is Victory at Verrado?
Victory began construction in 2016 and is planned for approximately 3,500 homes.
The community is currently in Phase 10.
Because Victory is still developing, buyers have the unique opportunity to purchase in an established community while also experiencing continued growth and new construction.
That means the community you see today will continue to evolve as additional homes, amenities and neighborhood phases are completed.
10. Do You Have to Be a Golf Member?
No.
Golf membership is separate from owning a home in Victory.
Verrado offers two golf experiences: the Founders Course and the Victory Course.
Some residents choose a full golf membership, while others prefer to play occasionally.
For seasonal residents and buyers who don’t plan to golf several times a week, options such as golf punch cards can be worth exploring.
The important thing to know is that buying a home in Victory does not require you to purchase a golf membership.
11. How Much Do Homes Cost in Victory at Verrado?
One of the things we love about Victory is the range of homes available.
Currently, homes range from approximately 1,070 square feet to more than 3,300 square feet, with prices ranging from approximately $332,000 to $1.6 million, depending on the home, location, size, upgrades, lot and whether it is new construction or resale.
That means there isn’t just one type of Victory buyer.
You can find smaller, lower-maintenance homes that work well as a seasonal residence, all the way to larger luxury homes designed for full-time living and entertaining.
The market changes, of course, so current pricing should always be verified when you are actively shopping.
12. Do I Need a Realtor When Buying a New Construction Home?
You don’t have to use a Realtor, but we strongly recommend having your own representation.
When you visit a new construction sales office, the agent working there represents the builder.
A buyer’s agent represents you.
In many cases, builders have compensation already allocated for a buyer’s agent, although the specific terms and requirements vary by builder and community.
Having your own Realtor can provide an additional layer of representation throughout the process.
We can help you:
- Compare new construction with resale homes
- Compare builders and floor plans
- Evaluate the location of a homesite
- Understand upgrades and options
- Review incentives
- Help negotiate when appropriate
- Coordinate inspections
- Review contracts and deadlines
- Help you understand the resale market
- Identify potential costs that may not be obvious from the advertised price
The goal isn’t simply to find you a house.
It is to help you make a smart purchase.
Is Victory at Verrado Right for You?
Victory isn’t for everyone.
But if you are looking for Arizona desert living with golf, mountain views, resort-style amenities, an active social atmosphere and a strong sense of community, it is absolutely worth exploring.
And you don’t necessarily have to wait until 55 to become part of it.
We recommend seeing Victory in person, walking the community, visiting the amenities, touring both new construction and resale homes, and experiencing the neighborhood at different times of day.
Because sometimes the best way to know whether a community is right for you is simply to spend some time there.
